Coombs Cottage Rental Agreement and Cancellation Policy

This vacation rental contract is a legal agreement between Coombs Cottage (also referred to as the “Homeowners” and “Landlord” and “Property Manger”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into agreement as of the date when the Renters place their reservation online and the reservation is screened and accepted by the Homeowner. The Homeowner will notify the Renters by email and or telephone with confirmation of 50% deposit received for their stay.

Policies

1. NO SMOKING in the Cottage A $500 penalty fee will be charged to your credit card if we find evidence of smoking inside the cottage. Outside smoking only!

2. Sorry NO PETS in the cottage.during summer stays. Pets will be considered for monthly winter rentals. Should you need to bring your pet we suggest you try Errington Pet Lodge.(250) 248-3637; PO Box 5881227 Bowlby Road, Errington, BC, V0R1V0. It is less than 5 minute drive away. Your pet may kenneled outside the cottage in the summer.

3. $15 additional charge per person/per night over 4 guests.

4. Guests will be responsible for paying any damages caused directly or indirectly by themselves or their guests during their stay. A credit card imprint will be taken as goodwill to pay for any damages.

5. Tenant agrees to use and occupy the leased property at Tenant’s own risk and hereby indemnifies Owner/Operator from all claims from any injury or death of any person or for the loss of or damages to any property of Tenant or Tenant’s agent, guests, or other third parties.

6. There are no refunds for early departure.

7. Check-in is at 4:00 pm and check-out is 11:00 am. A late check-out is subject to extra rental charges.

9. The Renter must be 25 years of age to book this Vacation Rental.

10. We reserve the right to refuse service to anyone. We will not be responsible for accidents or injury to guests or for loss of their money, jewelry or valuables of any kind.

Reservation Cancellations

A $50 cancellation fee will be charged for all canceled reservations. Advance payments less the cancellation fee are refunded according to the following schedule:

Cancellation Notice 60 days prior to the date of arrival: 100%
30 days prior to the date of arrival: 50%
Less than15 days prior to the date of arrival: 0%
